In urgent cases, we respond immediately. Our local team quickly arranges an inspection and, if necessary, a tradesperson. You will be informed right away and receive a photo report along with an assessment of the next steps. In emergencies, and according to prior agreement, we can act without consulting you to prevent further damage.

Yes, we work with a reliable network of local professionals and contractors (electrical, plumbing, construction, air conditioning, etc.). We coordinate appointments, obtain quotes, supervise the work, and keep you informed of progress.

Yes, in the Comunidad Valenciana, a valid tourist rental license is mandatory. We advise you on the requirements, help with the application, and can handle the entire registration process for you if desired.

Yes, we assist with obtaining and processing documents such as the Energy Certificate (CEE), land registry data, utility contracts, tax matters, residencia applications, and more. We’re also by your side when communicating with notaries, lawyers, or local authorities.

No. Many of our clients live abroad permanently. Our services are designed especially for property owners who are not on-site. We handle all necessary communication on your behalf – legally secured through power of attorney, if required.

Yes. Even as a non-resident (not living permanently in Spain), you are liable for taxes in Spain – for example, on personal use (imputed income tax) or rental income from holiday lettings. Your exact obligations depend on how the property is used and your country of tax residence.

If you rent out your property to tourists, rental income must be declared in Spain. Non-residents (EU citizens) usually pay a withholding tax of 19 % on the net profit. Additional local taxes (e.g. waste collection, IBI) may also apply. Proper registration and tax compliance are legally required.
