Scope These terms apply to all services provided by Casentro Property Management via www.casentro.com to private (mainly foreign) property owners on the Costa Blanca. Spanish law applies. 2. Description of Services Casentro offers management services for holiday homes on the Costa Blanca. Clients can choose between: Basic Package: Key holding and regular property checks. Comfort Package: Includes the basic package plus additional services such as cleaning, maintenance coordination, emergency support, etc. Services are defined according to the current price list, which is regularly updated and communicated to clients. The version valid at the time of booking applies. 3. Key Holding and Access Keys are stored securely. Access is granted to tradespeople or authorized third parties. All access is logged. Casentro accepts no liability for damage or loss caused by third parties, including theft. 4. Security and Surveillance We strongly recommend that clients hire a private security firm with video surveillance for additional protection. 5. Property Inspections We carry out regular visual inspections to check the general condition and detect any visible defects or issues. 6. Prices and Payment Terms Prices are based on the valid price list at the time of booking unless otherwise agreed. Prices include VAT unless stated otherwise. 7. Additional Services Clients may request additional services such as cleaning or repairs. A quote is typically provided in advance. The order is only executed after written or digital confirmation. Additional services may also be booked independently of a management agreement, with terms defined individually. 8. Liability Casentro is not liable for damage or loss caused by third parties with access granted on behalf of the client. Liability applies only in cases of gross negligence or willful misconduct by Casentro. 9. Jurisdiction and Governing Law Spanish law applies. The competent court is, where legally permitted, located at Casentro\u2019s registered office on the Costa Blanca. 10. Final Provisions Any changes to these terms must be made in writing. If a clause is invalid, the remaining provisions remain fully effective. La base legal es la legislaci\u00f3n espa\u00f1ola vigente. 2. Descripci\u00f3n de los servicios Casentro ofrece servicios de gesti\u00f3n y mantenimiento de viviendas vacacionales en la Costa Blanca. Los clientes pueden elegir entre dos tipos de paquetes: Paquete B\u00e1sico: Custodia de llaves y controles peri\u00f3dicos del estado del inmueble. Paquete Confort: Incluye los servicios del paquete b\u00e1sico m\u00e1s prestaciones adicionales como la coordinaci\u00f3n de limpiezas, trabajos t\u00e9cnicos, intervenciones de urgencia, entre otros. Se aplican en todo momento los servicios detallados seg\u00fan la lista de precios vigente. Esta lista se actualiza regularmente y se comunica oportunamente al cliente. Ser\u00e1 vinculante la versi\u00f3n que est\u00e9 vigente en el momento de la contrataci\u00f3n. 3. Custodia de llaves y acceso Como parte del servicio contratado, Casentro custodiar\u00e1 las llaves del inmueble de forma segura. Permitimos el acceso a t\u00e9cnicos, proveedores de servicios u otras personas autorizadas por el cliente. Cada acceso queda debidamente registrado. Casentro no se hace responsable por da\u00f1os o p\u00e9rdidas ocasionadas por terceros, incluidos robos u objetos desaparecidos. 4. Seguridad y vigilancia Recomendamos encarecidamente a nuestros clientes contratar servicios adicionales de seguridad, como vigilancia por v\u00eddeo a trav\u00e9s de una empresa de seguridad privada. 5. Inspecciones de la propiedad Realizamos inspecciones visuales peri\u00f3dicas como parte del mantenimiento. Estas sirven para verificar el estado general exterior del inmueble y detectar posibles da\u00f1os visibles u otras incidencias. 6. Precios y condiciones de pago Se aplican los precios vigentes en el momento de la contrataci\u00f3n, seg\u00fan nuestra lista de precios actual, salvo que se haya acordado otra tarifa de forma individual. Todos los precios incluyen el IVA legal, salvo indicaci\u00f3n contraria. 7. Servicios adicionales Los clientes pueden contratar servicios adicionales como limpieza, mantenimiento t\u00e9cnico o trabajos de reparaci\u00f3n. Normalmente se facilita un presupuesto previo.
